The Newlands

Arcadia has designed a chain of high-quality communal spaces for a residential community that celebrates the local bushland setting within the urban environment of St Leonards. With 329 residences across five buildings by Bates Smart, the landscape spans 1.26-hectares and will provide the platform for engagement, supporting a social and connected community within a verdant green setting.

The buildings and landscape will be ‘stepped’ in height to accommodate the site’s significant gradient and to maximise views of the adjacent parkland. By creating a series of places for the community to explore and enjoy, the landscape will emulate the journey along Berry Creek and link to the harbour.

The plan provides public access to Newlands Park from Holdsworth Avenue via a six-metre-wide site link, as well as a 2,500sqm communal garden at the centre of the project designed for a mix of public, private, and communal uses.

The site will sit comfortably within the urban environment of St Leonards, as well as the bushland quality of the surrounding area, with the material palette using a natural, robust, earthy selection of materials and finishes.
